Sell My Business Fast Without a Broker by Pricing Your Hours

Skipping the broker saves a commission and hands you the broker's job. For the owner thinking "I need to sell my business fast", the smart middle path is to hire the pieces you cannot do, such as valuation and legal review, or to pay a flat-fee adviser. Pure do-it-yourself works only if your hours are cheap.

At the median price, the fee is about $35,000

BizBuySell reported a median sale price of $350,000 for 2025, as IPS News relayed. Website Closers says brokers on Main Street deals often charge a single rate, typically 10%. That puts the median commission near $35,000, which is my arithmetic from two published figures.

Money that size tempts any owner to go alone, especially one whose goal is "sell my business fast". But the saving is real only if the sale closes. A deal that drags for a year because the owner could not screen buyers costs more than the fee.

I'd compare the fee with the value of your time, not with zero.

What you inherit when you skip the broker

Iconic, summarizing the IBBA's guide, says a broker runs a defined five-stage process. Skip the broker and you keep the commission and inherit the task list. That list includes valuing the business, writing the marketing package, screening buyers, negotiating terms and managing diligence to closing.

Licensing is not the obstacle. According to the IBBA, only Nevada and Illinois require a business broker license, and those rules target brokers rather than owners selling their own company.

The obstacle is attention, and "sell my business fast" makes it worse because the calls come in daily. You still run the business while a buyer's accountant sends questions on a Tuesday afternoon. The common mistake is underestimating that overlap, and its cost is a slipping business, which shrinks the earnings the buyer is paying for.

Hire the pieces you cannot do

A middle path exists. Pay for the technical parts and do the rest. A plan to "sell my business fast" gets cheaper when the help is bought piece by piece. Beancount's fee guide says a formal valuation or broker opinion of value adds $2,000 to $10,000. A lawyer reviews the letter of intent and the purchase agreement, and a CPA models the tax.

Compare that with a broker. A $350,000 sale at 10% costs $35,000 in commission. A valuation at the top of Beancount's range, plus some legal and tax help, can come to a fraction of that. I would not put a number on legal fees without a quote.

This approach works when you can spare evenings and have some sales instinct. It breaks when the owner hates talking to strangers or has no patience for follow-up. Be honest about which one you are. A plan that says "sell my business fast" still needs someone who answers the phone.

A flat-fee adviser changes the math for a quick sale

Biz Seller Assist says traditional brokers charge 10% to 12% of the sale price and that it charges a flat fee, with the aim of maximizing after-tax proceeds rather than the headline number. It also says it has helped over 140 owners exit. Those are the company's own claims, and you should ask for references.

A flat fee removes one conflict. A percentage rewards a higher price at closing even when a lower price with better tax treatment leaves you with more cash. A flat fee does not care which number wins.

BizBen puts broker minimums at $10,000 to $15,000 on Main Street sales, with commissions of 8% to 10% for businesses under $1 million in revenue. If a flat quote lands below that on your size of deal, the choice is simple. If it does not, the percentage is not your only problem.

Know when a full-service broker earns the fee

A broker is worth the money when the business is large enough that a few percentage points of price outweigh the fee, or when you cannot step away from daily operations. A broker also helps if you want someone else to field every inquiry.

I'd stay away from a broker when the business is small, your calendar has room and the fee floor would eat a large share of the price. At $150,000, a minimum of $20,000 is more than 13% of the sale.

An owner chasing "sell my business fast" should ask each broker two questions. How many deals under your price did you close last year, and what does the contract cost if I sell on my own? Vague answers should end the conversation.

What to do this week

Price your hours. Estimate how many hours a month you can spend on a sale, then multiply by the value of an hour of your own time. Compare that total with a broker's fee in dollars and a flat-fee quote, and pick the cheapest honest option. If you want a second opinion, Biz Seller Assist at bizsellerassist.com offers a flat-fee route, so a quote costs a conversation rather than a commitment.

Frequently Asked Questions

Q: Can I legally sell my business without a broker? A: Yes. Licensing rules for brokers exist in just two states, and they do not stop an owner from selling a company they own. You still need an attorney to draft the purchase agreement.

Q: How much does a business broker cost compared with doing it myself? A: At the $350,000 median, a typical 10% fee is $35,000. Doing it yourself costs hours plus outside help, such as a valuation. Price your own time before deciding.

Q: What does a flat-fee business sale adviser do? A: It charges a set price in place of a percentage, so its income does not rise with your sale price. Ask what the fee covers, whether it includes buyer outreach and whether it changes if the sale takes longer.

Q: How long does a sale take without a broker? A: IBBA-linked data in an Iconic guide shows deals under $500,000 closing near the six-month mark. I'd expect a solo seller to need at least as long, since lender review and diligence do not shrink.
